People assume a leak announces itself. Water escapes, a stain appears, and you follow it to the source.
A great many leaks never do that at all. They lose water continuously — sometimes hundreds of gallons a day — and produce no stain, no damp, and no sound anyone notices. The bill says you're losing water. The building says nothing.
The reason is simple: the water has somewhere to go. A leak only produces visible damage when it escapes into a space that can't absorb it. Give it soil, a drain, a cavity, or an open yard and it will disappear entirely while the meter keeps turning.
That's why leak detection is a search rather than an inspection, and why the first job is working out where the water is disappearing to before working out where it's escaping from.

Into the ground. A leak on a buried supply line — the service line between the boundary and the building, or a line beneath a slab — discharges into soil that absorbs it indefinitely. The tells: an unexplained bill, a persistently soft or unusually green patch in a lawn, reduced pressure, or the sound of running water with everything off. Frequently no interior evidence whatsoever, and often the largest volume of any leak category.
Into a drain. A leak discharging into or beside a waste line goes straight to the sewer. Nothing accumulates, nothing stains, nothing smells. It looks exactly like a property with no leak at all — except on the meter. This is the category most often missed entirely.
Into a cavity or a void. Wall cavities, floor voids, crawlspaces, and the space beneath a bath. The water is contained where nobody looks, and the first evidence is often a musty smell, warped flooring, or damage that has been developing for months.
Into the air. A leak on a hot line, or one at a water heater, can partly evaporate — particularly small ones in warm confined spaces. It shows up as a water heater cycling more than it should and an energy bill rising alongside the water bill, with nothing visible anywhere.
Outside, through irrigation. Underground irrigation lines, a stuck valve, or a broken head lose enormous volumes with no evidence unless the system happens to be running while you're watching. Seasonal bill increases with no change in habits point here first, and it's the cheapest category to rule out.
The practical consequence: a leak with no visible damage isn't a small leak. It's frequently the opposite, because the ones that produce stains get noticed and fixed early.
Before any search, establish that water is actually being lost. It takes an hour of doing nothing.
Turn off every tap and appliance and don't flush anything. Find your meter, note the reading, or watch the small leak-indicator dial or triangle if yours has one. Wait — an hour is useful, overnight is better — and read it again.
Movement with everything off means water is going somewhere. That's confirmation, and it's what justifies a proper search.
No movement doesn't mean no problem. It means nothing is being lost on the pressurised side. If you have damp with a still meter, the water is coming from a drain, from rainwater, or from condensation — three very different things, none of which are found by looking for supply pipes.
And before anything else, dye-test your toilets. A few drops of food colouring in the tank, thirty minutes without flushing, then look in the bowl. Colour in the bowl means a leaking flapper. It's the most common cause of an unexplained water bill in any property, it's silent, and it's a cheap part. Rule it out first every time.
Detection equipment gets the attention, but most of the work is a process of elimination that costs nothing but method.
By the time equipment comes out, the area under suspicion should be small. Bringing acoustic gear to an entire house is slow. Bringing it to one branch you've already proved is losing water is fast — which is exactly why the isolation stage is where a good detection job is won.
Worth knowing because it halves the search, and because you can often answer it yourself.
Isolation and pressure testing. The foundation. Confirms which section is losing water, and confirms when a section holds pressure — which is just as useful.
Acoustic detection. Pressurised water escaping through a small opening makes a characteristic sound that carries through pipe and structure. Amplified listening equipment locates that sound through slabs, walls, and floors. It needs pressure, which is why it's a supply-side tool and useless on a drain leak.
Thermal imaging. Maps temperature differences at surfaces — excellent on hot-side leaks and on evaporative cooling where water has spread through building materials. It shows the extent of wetting, not just the point.
Moisture meters. Confirm how far moisture has actually travelled, which is almost always further than the visible mark suggests.
Drain camera inspection. For waste-side leaks, finding cracks, offsets, and failed joints directly.
Tracer gas. Where a line can be emptied and charged with a detectable gas that escapes through the failure and is picked up at the surface. Useful where acoustic methods struggle — very deep lines, noisy environments, or plastic pipe.
Dye testing. For shower pans, toilet seals, and fixtures, confirming where water leaves the intended path.
No single tool finds everything. Which we use depends entirely on what the isolation stage established.
A supply line failing beneath or within a concrete slab, and the most consequential version of a leak that leaves no mark.
Signs: a warm patch on the floor, an unexplained bill, running water with everything off, cracking in flooring, or damp at the base of a wall.
They don't stop. Pressurised water under a slab keeps going, eroding material beneath the concrete. It's one of the few plumbing failures where waiting reliably increases the eventual repair cost.
Location determines the options — opening the slab at the failure point, rerouting the line above the slab, or in some cases lining the affected section. Which suits depends on where it is, the pipe material, and how many failures there have been.
One leak is a repair. A second is information. Repeated failures in the same slab usually point at the pipe material or the installation conditions rather than luck, and that's the point at which rerouting becomes the cheaper long-term answer.
The two categories that produce the biggest bills and the least evidence.
Finding a hidden leak and fixing it are different jobs with different amounts of work in them, and neither can be quoted accurately before the other is done.
A leak at an accessible fitting takes minutes to repair once found. A leak beneath a slab may take hours to locate and then be either straightforward or substantial.
So you'll get the search price before we start, and the repair price once we know what failed and where. Anyone quoting a single number for finding and fixing a leak nobody has located is either padding it or planning to revise it.
The repair cost is generally stable. The damage cost isn't. Which is the honest reason not to keep an eye on it.

In multi-unit residential, water travels between units and the affected unit is often not the source — which makes detection a coordination exercise as much as a technical one.
Non-invasive detection matters more commercially, because opening a ceiling in a trading business costs more than the search does.
Irrigation and landscape systems account for a large share of unexplained commercial water use, and they're the first thing worth isolating on any site with grounds.

Yes, and it's common. Water escaping into soil, into a drain, or through irrigation produces no interior evidence at all. Leaks with no visible damage are frequently the largest ones.

A supply line failure beneath a concrete slab. A warm floor patch, an unexplained bill, running water sounds with everything off, and new cracking are the usual signs.
Then it's probably not a plumbing leak. Timing tied to weather rather than water use points at roof, flashing, windows, grading, or foundation.
Condensation appears on cold surfaces in humid conditions, produces clean water, and doesn't stain progressively. If it's worse in summer and centred on cold pipes or a cistern, that's likely what it is.
